My wife and I purchased our condo in Bull River Shoals in 1995. At that time, it was well maintained. From that time until now, we have seen a change in the number of units that were owned and inhabited by their owners versus the number of units that are rented. In fact, one of the Board members does not even live in the Shoals, but has a number of rentals. // Last year we were able to attend our first Association Board Meeting. It was eye opening to say the least. Some highlights of that February 2012 meeting were: (1) Dissatisfaction with addressing needed exterior repairs, (2) A promise that the trench dug beside of one of the buildings would be filled in within the year, (3) A promise that the rotation of building painting and repairs would be seen in the coming year; (4) The reporting that an increase in the number of persons not paying their amenities was having an impact upon the budget; (5) A reminder to those in attendance that the Board Members do not get compensated for their service; etc. etc. By noting the above items, it is apparent that little has been done. // At one time, the enforcement of the bylaws was very apparent. Now you cannot even find the bylaws, pictures of the condos, or even the names of the Board Members on the website, bullrivershoals.com, as of 02/25/13. // Some suggestions: Enforce the bylaws if they still exist (they are not on the website) - Require that Board Members actually live in the Shoals - People who do not pay their amenities be subjected to legal action - Follow through on the stated promises made at Board meetings.
